Catastral
The catastro is the local institution that has responsibility for properties concerning maps, plans, borders, boundaries, details of land and buildings, and the personal details of the owners.
It is the source of the “valor catastral” or Catastral Value, which is the assessed value of property for tax purposes.
In the catastro may be found all available information about the property such as the contructed surface area, of the buildings location, purpose of use, shape, borders boundaries, type of construction etc.
There is also legal information such as name, NIE identification and address of the owner(s). Fiscal information such as the value of a property and the valuation criteria can also be consulted in the cadastre from which information is determined the amount of taxes that owner of the property is due to pay to the state in each tax year. If you buy a property in Spain, all details about the new owner must be conveyed to the catastro.
Since 2015 there has existed a close collaboration between the catastro and the Land Registry. As a result of this collaboration, it is now possible to find a geographical cross-referenced description of properties. This description facilitates the identification of the location, shape and surface area of a given property, together with its relevant borders and boundaries.
IBI or property tax
IBI (Impuesto sobre Bienes Inmuebles) is the property tax which must be paid annually. The amount of this tax due depends on the individual locality, as the tax is administered both by the state and by individual municipalities. Its value is usually between 0.4% and 1.16% of the catastral value, which may be consulted at the catastro by anyone wishing to do so.
Both residents and non-residents must pay IBI or property tax. Most municipalities and local councils send out written requests for payment of property tax. In these letters you will be able to find more information on where and when to pay the IBI in order to avoid any additional charges or fines.
